Kapas is a high end condominium designed by Masyerin M.N Architect/Domain Architects Sdn. Bhd. for occupants who want exclusive high rise living in a low density development in Bangsar. Perched on an elevated land, every one of the 33 units are offered with an unobstructed view of Kuala Lumpur city skyline.

Site Context

The project sits on a relatively high ground with an approximately 4 acre of sloping land. In order to minimize the cut and fill, the building is situated on two platforms on the gentler slope on the west side of the lot. By doing so, most of the main spaces are articulated on the east side of the longitudinal blocks to take advantage of the view towards Kuala Lumpur.

Design

The dynamic design shape in black cladding makes it a unique landmark that stands out above Bangsar skyline. It is the first of its kind to be installed. To achieve this,      4 tone of silverfish black were selected and arranged in random configuration to create a pixilated effect on the façade. The panels are also coated with matte finishing to minimize glare at street level. The form distinguishes Kapas from the other nearby buildings. Crowning the top of the two towers is the penthouse that hovers above a private recreational sky deck. This creates a bold form and structure that clearly defines the penthouse whilst respecting the proportion and geometry of the residential towers below it.

The bold black façade is balanced with the use of vernacular natural materials including fair face concrete, red clay bricks and greeneries. An elaborate landscape of approximately 2.5 acres was designed for the residents to explore. It includes an urban farm with designated plots for residents, jogging track, trails, natural pond and a garden pavilion for casual semi outdoor events and parties.
