Completed in 2018, Dua Menjalara Condominium (DuaMJ) is a boutique high rise development that occupies a mere 0.96 acre of pocket land located in Bdr Menjalara, Kepong, Kuala Lumpur. Its design concept predominantly derives from its site constraints – small trapezoidal plot, sloping 9m from top to bottom, neighbouring to the existing MJ18 condominium and with a density control of 100 unit per acre. The project has more than 12 typical unit typologies out of a total of 96 residential units and utilized a post & beam structural system instead of sheer wall structure.

This project did not employ the conventional “tower on large podium carpark” typology which is a typical Malaysian highrise residential approach. It is one of the first high rise condominiums to have facilities including a swimming pool in the mid-level of the building that allows all residents to enjoy views towards the surrounding.
DuaMj one of the four completed projects by AATA that had successfully integrated high green ratio into urban housing, the other projects included the 2016 PAM Award winner Univ 360 Sofos in Serdang. DuaMj has a green ratio of 69% over the 0.96acre project site.
